Affinity At Serangoon is a joint venture by Oxley-Serangoon, comprising major partners including Oxley Holdings and Lian Beng Group. Lian Beng Group, a company which started off as a construction firm, will assure quality architectural design for Affinity At Serangoon, topped by Oxley Holdings, aa highly reputable local developer.
This new condo project is situated at the former Serangoon Ville HUDC in Serangoon North Avenue 1, which was sold en bloc in July 2017.

Affinity at Serangoon Floor Plan
All condo units without pool views are either facing Serangoon Garden Estate or Serangoon North and most strata units are facing Rosyth/Parry Estates.

Affinity has one of the most spacious 1+S layout in the market with almost no wastage of space. Its study room is big enough to fit a queen size bed. 614sqf is almost on par with 2 bedroom size in other new launch projects.
What I like about the 2bed premium design is its luxurious master bedroom space, which is a hard find. Ample space to fit study or dress table beside the bed. Its kitchen is nicely tucked into one side which can be enclosed if you want to.
Affinity 3 bedroom delux has a unique design of combination of Western and Asian kitchen with a sliding door separate the function. Once again its luxurious master bedroom will be a major draw. The Balcony space is pretty big, which provides ideal alfresco dining options with proper screening.
Affinity at Serangoon Price Comparison
Compare with The Garden Residences, the other new development right across the road, Affinity At Serangoon is the lower of the two by $150 psf, which explains it being one of the top 5 selling new projects in 2018.
Looking at resale options nearby, you may find Terrasse's average $1134psf much more appealing. Do bear in mind, the layout of the unit in Terrasse is not as efficient as Affinity, the rooms are smaller and it comes with huge balcony areas. As the overall size is bigger in Terrasse, the price for 3 bedroom comes about in the same range (1.2-1.8M) as Affinity.

Some thoughts on the developments
While Serangoon is matured estate in northeast Singapore, Serangoon North itself is less populated compared to Serangoon Garden and Serangoon Central. It is not within walking distance to Serangoon MRT, to counter that, developer will be providing two-way shuttle bus services transporting residents to nex/Serangoon bus and MRT interchanges.
With Lycee Francais de Singapour & Rosyth (GEP) school nearby, Affinity At Serangoon looks would attract local and expatriate families with kids. Rental for a 2-bedroom in the area fetches around $2,200. Then again, Serangoon North is rather quiet and there are no big employment clusters nearby, hence Affinity At Serangoon is preferably a better option for own stay rather than an investment to yield rentals.
Most condo units in Affinity At Serangoon are southeast facing, thereby blocking the afternoon sun. Among these units, stacks 43-47 and 54-58 offers a panoramic view of the swimming pool. It is also good to know that stacks 23-25 are too close to the strata landed units and away from the pool, which may not be a good choice.
For buyers who prefer landscape than swimming pool, do note that within this option, units from blocks 24, 26 and 28 face directly the HDB flats opposite Serangoon North Avenue 1. Block 30 is a better option as there are no immediate buildings facing the condo.
