Amber Park Overview
2019 is a very exciting year for District 15 as there will be a couple of new condo projects launching in one of Singapore’s most affluent districts.
Fast forward to Q2/2019, the biggest new launch in District 15 is set to take place. The iconic freehold luxurious condo, Amber Park, will be redeveloped by its developer CDL into brand new towers for the modern generation.

Amber Park is a 213,675 sq ft redevelopment located between Amber Gardens and Amber Road (minor). Both roads are extremely accessible via Tanjong Katong Road South and Amber Road (main). Despite its accessibility, Amber Park is actually a very private enclave with low traffic, owing that its vicinity is mainly condo developments.
Katong/Tanjong Katong, one of Singapore’s earliest developed areas, has a colonial history dating as earlier as the days after Raffles founding. Prior to land reclamation of East Coast/Marine Parade in the late 1960s, Tanjong Katong was a seaside neighbourhood lined with many seafront resorts and private villas. Moving inland, Katong is synonymous with the Eurasian and Peranakan community as many make their homes there for generations.
ECP is the nearest expressway at only 400m away from the Amber Park development and motorists can get to Changi Airport in 10 minutes, CBD/Marina Bay and Orchard in no more than 15 minutes.
Amber Park is also well served by public transport, albeit a 5-minute walk to bus stops along Amber Road and Tanjong Katong Road South. Bus services at these bus stops connect commuters to nearby city, Paya Lebar, Marine Parade, even as far as Bedok, Tampines, Ang Mo Kio and Serangoon. When TEL is completed in 2023, this 5 minutes of walking to Tanjong Katong MRT will even connect you to places as far as Napier (Botanic Gardens) and Woodlands via Marina Bay.

Shopping and Dinning
What makes Marine Parade and Katong popular with Singaporeans is the many shopping and dining options available.
The nearest, Parkway Parade/Marine Parade Central, is a mere 10 minutes walk, 3 minutes driving, 1 bus stop away and by 2023, 1 MRT station away from Amber Park. Due to open alongside TEL in 2023, a 133,000 sq ft underground mall will also link Marine Parade station to Marine Parade Community Building at Still Road South.
Travelling along Joo Chiat/East Coast Road will bring you to more dining options, including the many Peranakan eateries, Katong laksa, chicken rice and beancurd buns. See dated shopping malls Katong Shopping Centre and Katong Plaza crossing paths with refurbished I12 Katong (f.k.a. Katong Mall).
Many good and reputable schools are available in District 15 and they cater to students from across age groups.
- For international students, there are Global Indian International School at Mountbatten and Canadian International School at the nearer Tanjong Katong, some 400m away.
- For pre-schoolers, they can choose from Shaws, EtonHouse and 2 Montessori pre-schools along Mountbatten Road or Blooming Glittering Campus at Meyer Road.
There are even more options for primary through tertiary education for residents of Amber Park.

Heading outdoors for recreation on weekend is just a quick walking distance away from Amber Park.
Chinese Swimming Club, in its current location since the 1920s, saw the transformation of Tanjong Katong from former beachfront to prime condo neighbourhood of today, is right at the doorstep.
Further away by a 12-minute walk is East Coast Park Zone B, home to Road Safety Community Park and the iconic Big Splash, currently under major revamp since 2016 and due to open by 2019, featuring its iconic water slide landmark converted into a vertical playground with lookout tower.
For the karaoke junkie, take a 5-minute walk to Teo Heng KTV at Katong Shopping Centre, the first aircon shopping mall in Singapore when opened in 1973. However, the mall may not be around in the next few years should its en bloc attempt go through.
Moviegoers can also head down to I12 Katong and Parkway Parade to catch the latest blockbuster movies.
With its city-fringe location, Amber Park is at the heart of major business districts. Residents can easily get to their workplace either by public or private transportation. The upcoming regional centre, Paya Lebar Central, is 5 minutes away via Haig Road or Tanjong Katong Road. CBD/Marina Bay is also 10 minutes away via ECP. Residents can even have the option to walk if their workplace is at Marine Parade.
Having both former Amber Park and its rebirth developed by the same developer gives this project an advantage over many other new launches in the market. CDL is in a better position to know how to utilise the site through detailed planning, thereby providing the best living experience for a brand new generation in the 21st century. For instance, award-winning SCDA Architects is onboard to design the new Amber Park towers that will be as iconic as its predecessor.
While the old Amber Park comprised twin towers of 27-storey, much taller than the new Amber Park of 3 21-storey towers, CDL will compensate the difference in height by building a communal sky garden called The Stratosphere at its rooftop, giving residents a view of East Coast Park coastline and Marina Bay skyline. This signature feature is over 70m above sea level connecting the 3 towers together with amenities such as a 600m jogging track, gym, spa pool and gourmet kitchen.
On the ground floor, there are also many amenities that suits both adults and children. Besides the main lagoon pool in the centre of the condo, there are kid-friendly kids’ lagoon pool and cove in front of Block 16.
Diverse mix of unit types is present when both Amber Park developments are compared. The former has only 3-bedroom and penthouse units spread across 200 units. When completed, the new towers will have 592 units ranging from 1-bedroom to penthouse. Most units are of north-south orientation, with about two-thirds sea view facing.
Residents will also have choice of accessing the new Amber Park as there will be 2 entrances and lobbies via Amber Gardens and Amber Road. This alleviates the issue of having to make additional turns to get to either road. The other good news for vehicle-owning residents is the provision of 592 carpark and 5 handicapped accessible lots, which translate to every 1 carpark lot per unit.
There are also exclusive residential services such as concierge available for residents to enhance their lifestyle.

Let’s zoom in on selected unit types for this development.
Looking at 1-bedroom + en-suite study, it is noticeable that the master bedroom is very large as it comes with a walk-in wardrobe/study. Residents can either use the space exclusively for walk-in wardrobe or a combination of walk-in wardrobe and study.
I personally found the floor plan for 3-bedroom is rather inefficient with its long hallway leading to the living/dining areas. It would be better if the length can be shortened. The short of WC in the utility may not sit well for certain buyers as well. And both of its bathrooms are lack of natural ventilation windows.
The 4- and 5-bedroom premium units are very spacious for its unit type. Kitchen is split into wet and dry kitchens with ample space to move around. The yard is also of good size to match the utility. Both unit types come with private lifts, walk-in wardrobe, and separate bathtub and shower for master bedroom.
To complement the luxury element of Amber Park and it prestigious location, all units will feature a fully-equipped kitchen fitted with premium appliances from V-Zug and Bosch, and bathroom furnishings from premium sanitary brands Villeroy & Bosch and Grohe. Wardrobes and bathroom vanity counters will also be pre-fitted with built-in LED lighting.
Amber Park Price Comparison
Amber Park was bought back by CDL in October 2017 for $906.7m, the largest freehold collective sale in District 15. This reflects a land rate of about $1,515 psf per plot ratio.
Given that price plus its freehold tenure and location, the launch price for the redeveloped Amber Park will be around $2300-2600psf.
*Updated on 4 May 2019 - the price on the ballot day today is around $2,400 - $2,500 psf. According to The Straits Times, Amber Park in East Coast sells 115 of 150 units at $2,425 psf in weekend launch.

1. CDL in collaboration with multi-award winner SCDA architec, You can be assured that another master piece will be created when the project is completed. The Architec is well known in high-end Market. Their portfolio includes Leedon Residence, Nassim Park Residences & OUE Downtown.
2. Though over 50% of the stacks will enjoy certain degree of sea view, the best view stacks will be in 11,20,19,18, 28,27,03,02.
3. Tao Nan School, a very popular and best primary school around Katong/Marine Parade, is unfortunately over 1km away from Amber Park.
