Freehold by Far East
Amber Sea Overview
Introducing a long-awaited launch, Amber Sea! This freehold residential development is situated in the coveted prime District 15, along 30 Amber Gardens. Amber Glades previously occupied this land. This relatively affluent district, which comes right after the “top” districts, is surrounded by condominiums, and has a fair share of Good Class Bungalows. Additionally, Amber Sea has a very strategic location, which provides residents with both comfort and convenience. As it lies in the heart of the established East Coast, it is surrounded by a multitude of shopping malls, restaurants, reputable schools, workplaces and of course, the East Coast Park. The upcoming Tanjong Katong MRT Station will also be within a short walking distance away.
Amber Sea, can be potentially re-developed into 22 storey high rise building, consisting of 110 units. Its average floor area of 1000 square feet will be larger than several recent freehold launches such as Nyon and One Meyer. Recently, Amber Park, which is just a few steps away, had a very successful launch, it sold more than 105 out of 592 units on launch day. This success also hints at the popularity of the location and public’s reception of condominium projects in the area.
Such an exciting project is developed by the award-winning Far East Organisation. It is the largest private property developer in Singapore and has an outstanding portfolio across different sectors. Some familiar renowned developments like the Fullerton Hotel Singapore, The Scotts Tower and Silversea are works of the Far East Organisation. This experienced company has developed over 780 developments and built 55,000 homes in Singapore, and is committed to delivering quality homes to residents, therefore is reputable.
Currently, the expected TOP has not been announced.

Amber Sea sits on a rectangular parcel of land along Amber Gardens and Amber Road. As Chinese Swimming Club in front is a low-rise building, residents living on the top floors may see the spectacular sea view from their window.
According to the site plan, Amber Sea includes several coastal beach themed amenities for residents to enjoy. Nature is also seamlessly and extensively assimilated into the exterior design. Amber Sea Price Comparison
Far East Organization has purchased Amber Glades through en bloc sale at $118.12 million. The site has total land area of around 40,197sqf, which works out to about $1,066 per square foot per plot ratio, adding in $4 million development charges (DC).
Based on DBS' initial estimates, the breakeven cost of the project could come in at $1500-1550psf. Based on most recent launches nearby, I would consider $2200-2400psf is a reasonable entry price to consider Amber Sea.
Some thoughts on Amber Sea
- 1 & 2 bedroom are under-supply in East Coast new launch market right now. I believe with the right pricing, the smaller units should be able to move fast.
- Far East organisation has good reputation delivering quality homes, buyers should be happy with the end product upon key collection time. Luxury does come with a price, buyer need to be prepared to pay slight premium for their project as well.
- Amber Sea land size is relatively smaller than its closest competitor Amber Park, it will lose out in terms of landscaping and facilities. The view will also be partially blocked by its surrounding buildings.
