Amber Sea Price Comparison
Far East Organization has purchased Amber Glades through en bloc sale at $118.12 million. The site has total land area of around 40,197sqf, which works out to about $1,066 per square foot per plot ratio, adding in $4 million development charges (DC).
Based on DBS' initial estimates, the breakeven cost of the project could come in at $1500-1550psf. Based on most recent launches nearby, I would consider $2200-2400psf is a reasonable entry price to consider Amber Sea.
Some thoughts on Amber Sea
- 1 & 2 bedroom are under-supply in East Coast new launch market right now. I believe with the right pricing, the smaller units should be able to move fast.
- Far East organisation has good reputation delivering quality homes, buyers should be happy with the end product upon key collection time. Luxury does come with a price, buyer need to be prepared to pay slight premium for their project as well.
- Amber Sea land size is relatively smaller than its closest competitor Amber Park, it will lose out in terms of landscaping and facilities. The view will also be partially blocked by its surrounding buildings.
