As part of plans to remake the Greater Southern Waterfront (2km away), a resort and recreational centres will be built on Pulau Brani, nature and heritage trails will be expanded by linking West Coast Park and East Coast Park, and Rail Corridor to Sentosa Island. Furthermore, new residential, commercial projects and companies will be developed or set up along the Greater Southern Waterfront. This will make the area more lively than ever before while creating job opportunities and new recreational areas.

There will also be a new Dover Knowledge District, an extension to one-north. It contains business parks, academic and research institutions, thus new jobs and learning opportunities will be created.

UOL has created a “next-generation” product at Clavon at Clementi Avenue 1. It will feature “a lot of nooks and corners” in its landscaped gardens, which are suitable for small gatherings or for those seeking a quiet place to work outside of their own apartment.

The residential towers will be orientated to have unobstructed views.

Given the sloping terrain of Clavon’s site, UOL is creating a “resort-like” condo. “The concept is of abundant greenery and water, sustainability and community,” says Liam, “but with a focus on social distancing and smaller group gatherings.”

Looking at the table, Clavon's closest competitors, average transaction prices for The Trilinq,The Clement Canopy and Parc Clematis has been hovering around $1550-1600psf.

Clavon shall be well received if launch price is along the same range and keep the price tag for 3 bedroom between 1.5M and1.8M.

Developer has a good margin to play as it has acquired the land rather affordable at $788psf with break-even cost of $1,334psf.

Some thoughts on Clavon

1. In comparison to Parc Clematis, rental here in Clavon should be higher due to closer proximity to NUS.
2. Clavon is located at the junction of AYE and Clementi Ave 2, traffic noise is expected to be relatively high here.
