Flynn Park is originally comprised of 72 apartments and sits on an elevated 208,443 sq ft freehold plot of land. It is in District 5. The redeveloped site will be a luxurious, low density development that is able to hold about 271 residential units, averaging 100 square meters. It has a unique location as a rare hillside plot on the fringe of the city centre. Although it is at the quieter part of Singapore, it still has good accessibility to the Pasir Panjang MRT station which is only a few minutes walk away, which can transport one to the city centre in just a few stations ride. Pasir Panjang Food Centre, Mapletree’s business park, VivoCity, Sentosa Island are just a few popular places near the residence. To enhance the tranquility of the area, there are several large, well-known nature parks around the corner, which will be a pleasant view from the residence. Furthermore, the new Greater Southern Waterfront development is also close by, adding more greenery into this urban lifestyle.

With the Pasir Panjang MRT station right at the doorstep, residents can take MRT very conveniently. Furthermore, connectivity will be greatly enhanced by the time residents move in as Circle Line will be completed by 2026, connecting them to the Marina Bay Financial District in just 7 stops.
Although there are no bus stops directly outside the development, the nearest bus stop is still very near, reachable within 2 minutes and has plenty of bus options to choose from, bringing you to all parts of Singapore.
As for drivers, the West Coast Highway is almost right at the doorstep as it will only take drivers 2 minutes to reach. Meanwhile, the other major expressway, Ayer Rajah Expressway (AYE) will only take a short 5 minutes.
Work
The nearest major business clusters are the Mapletree Business City and Alexandra Technopark, if residents choose to walk, it will take around 14 minutes. The bus will shorten the trip to 10 minutes, while the car can shorten to 4 minutes, incredibly convenient for residents working there.
HabourFront Centre is a little 7-minute drive or 3 MRT stops away. It is a mall and ferry terminal that connects to nearby Indonesian ports such as Batam and Bintan Island. Harbourfront Towers are also in the vicinity, forming a workplace cluster in the area beside VivoCity.
A little further away, the One-North business park is about a 10 minute drive away or 3 stations away on the Circle Line. One North is a research and business park that houses many technology and innovative international companies and research institutes. For instance, it comprises R&D hubs like Biopolis, Fusionopolis, The Star (a mall and a performing arts centre) and Rochester Park. One North aims to foster a work-live-play-learn environment through integrating various lifestyle amenities with schools, community and of course, the industry-centric hubs. Moreover, big companies like Grab and Razer have their headquarters built there too.
On the other side, The Marina Bay Financial Centre and Central Business District (CBD) is about a 15 minutes drive or around 7 MRT stations away, still pretty convenient and fast.
Education
There are several preschools within walking distance from Terra Hill condo, very convenient for families with very young children. However, there are not many primary schools nearby and the nearest is Blangah Rise Primary School within 1-2 km from Terra Hill condo. There are several secondary and pre-university schools about a 10 minute drive away. However, it is most advantageous to universities like the National University of Singapore (NUS) and Singapore Institute of Technology (SIT) are very close by. There are also award-winning Kingston International School and ISS International School in the vicinity. There are also some interest schools for gymnastics and drama in the neighbourhood if residents are interested.

There is a direct bus to Alexandra Retail Centre and is just 3 stops away. Viva Vista Shopping mall on the other hand can only be walked or driven to. A little further away, there is the Alexandra shopping mall cluster, with popular IKEA. VivoCity, Singapore’s largest shopping mall is just 3 MRT stations away. Price Comparison
This deal, brokered by Savills Singapore, is the largest collective sale sold in Singapore in 2021. Including the 7 per cent bonus balconies in the gross floor area (GFA), the land price will work out to approximately $1,318 psf ppr. The price included about a $24 million development charge to increase the plot ratio to 1.4 under the Urban Redevelopment Authority’s (URA) 2019 Master Plan.
