Lentor Central Overview
Lentor Modern @Lentor Central is set to become an integrated development, comprising of a 99-year leasehold condominium as residential area, more than 96,000sqf of commercial spaces (including a supermarket and childcare facilities), and a direct link to the future Lentor MRT Station. It will be developed as three 25-storey towers with around 600 residential units, including a double-volume sky terrace in each tower.
It sits within a predominantly private housing area in the new Lentor Hills Estate in Ang Mo Kio. The Lentor Hills Estate is surrounded by Lentor Estate, Teachers’ Housing Estate, Sindo Industrial Estate and some private and public housing.
Furthermore, the connectivity in the area is also excellent as it is connected to the Lentor MRT Station. When Thomson Line is fully operational, residents will have convenient access to many parts of Singapore, from North, Orchard Road to Marina Bay and East Coast.

If residents choose to walk, they can have a pleasant stroll under the sheltered pedestrian network to future Hillock park, surrounding developments, the MRT station entrance and public bus shelters.
Other than walking, residents can turn towards cycling for a faster commute. Cycling facilities will also be built and the cycling network will stretch around the district over the next 10 to 15 year as destinations will be connected by cycling lanes and park junctions.
The new addition of Lentor MRT Station on the Thomson East Coast Line will boost the connectivity in the area and future residents of Lentor Central will move in with this advantage.

The Thomson East Coast Line is set to complete in 2021 and it will connect residents directly to Woodlands Regional Centre, the Central Business District, the East Coast Region and even Malaysia.
Furthermore, there are several interchange stations only a few stop away. For instance, 2 stations away is Bright Hill station, connected to Cross Island Line; 3 stations away is Woodlands station, an interchange with North South Line, and further down 4 stations is Woodlands North, which is connected to Johor Bahru-Singapore Rapid Transit system. In 2035, the district will be served by 5 MRT lines, boosting the connectivity in the area.
For residents taking private transport, Lentor Central is also well connected to major arterial roads and expressway. The upcoming North South Corridor (NSC) is nearby while the Seletar Expressway is 3 minutes away and the Central Expressway (CTE) is 5 minutes away.
By public transport, residents can directly access Woodlands Regional Centre, the Central Business District and the East Coast Region via Thomson East Coast Line.
Nearer business nodes such as Bishan, Toa Payoh, and Novena are reachable within 7 to 15 minutes of car ride away. The nearest regional business center will be the future woodlands regional centre.

Shopping / Food / Market
There are several eateries just a few streets away such as the Ang Mo Kio 628 Market, Mayflower Market and Food Centre, Grillhood Mains X Desserts, Selera Rasa Nasi Lemak and La Pizzaiola @ Kalidasa to name a few.
Some of them are neighbourhood favourite restaurants under HDB blocks. Other than serving delicious local delights, the Ang Mo Kio 628 Market and Mayflower Market and Food Centre are also wet markets, selling fresh vegetables and meat.
There are probably a few dining places on the first storey of this mixed development too, so residents can enjoy the utmost convenience. On the first storey, 8,000 square metres Gross Floor Area (GFA) will be used for commercial purposes and supermarket (GFA which will take up at least 1000 square metre). Residents can satisfy their grocery and necessity needs right downstairs. Otherwise, there is Angel Supermarket about 4 minutes drive away or a Sheng Siong Supermarket 9 minutes drive away.
As for shopping malls, residents will have to drive 10 minutes to reach the nearest one. One of such malls is the Ang Mo Kio Hub, which is part of the Ang Mo Kio Town Centre that encompasses markets, polyclinics, library, etc. It is also right beside the Ang Mo Kio MRT Station and bus interchange. A little further away is Orchard Road, the shopping haven in Singapore, which can be reached within 20 minutes of driving or 9 MRT stops.

The site is close to 2 future Parks, Hillock Park and Linear Park, both near the development at Lentor Central.
The pedestrian and cycling network will also be improved, especially between Teachers Estate and the MRT station. Having a park right beside the development means residents may get a good view of the park from their homes and refreshing air every day.
Lower Peirce Reservoir Park, Upper Peirce Reservoir Park, Thomson Nature Park, Lower Seletar Reservoir Park and Upper Seletar Reservoir Park are some of the relatively big parks nearby with great scenery. Residents can take a stroll there anytime and be embraced by the nature.

Lentor Central Price Comparison
The highest bid of $784.1 million for the Lentor Central site was submitted by Guocoland. It translated to a land rate of $1,204 psf per plot ratio (psf ppr) and estimated break-even price would come around $1,933 according to Edgeprop. Launch Price is estimated around $2000-2200psf range.

Some thoughts on Lentor Central
1.The project will appeal to those who like to stay near nature, low density and quiet neighborhood. The downside for this location is lack of amenities at the moment.
2. Guocoland is reputable developer who has proven record in delivering luxury homes and landmark integrated development in Central Area. Its recent year accomplishments includes Midtown Modern, Martin Modern, Wallich Residences, etc. Bringing its signature expertise in mixed-use developments from City center to Thomson area, we see immense potential for Guocoland to redefine the Lentor neighborhood to an exciting residential and lifestyle destination.
3. The project should enjoy 1st mover advantage as there are vast residential land nearby waiting to be developed in future phases.
