One Meyer Overview
The most highly-anticipated new launch of Q1/2019 has finally arrived! Introducing One Meyer, a super rare freehold luxury condo project located right in the heart of East Coast (Meyer Road) in District 15, one of the most prestigious and upmarket districts in Singapore. One Meyer Floor Plan
Consisting of only 2 and 3-bedrooms units, all units are North-South facing with balconies facing Meyer Road, giving residents on higher levels a wide-angle panoramic view of East Coast Park and even Riau Islands, Indonesia on clear days.
Looking at 3-bedroom Type B, a private foyer separates the door entrance and the living/dining areas. This gives resident the best privacy possible from the corridor/lift lobby.
The unit provides great ventilation with a window opening at the foyer which will let the air flow through kitchen and another small opening in the dining area which link through the whole dining & living area towards balcony.
Contrary to what traditional three bedroom layout which usually comes with long corridors, this design looks much more efficient with almost no wastage of space in between all the rooms.

With reference to price list of 2-bedrooms, One Meyer is considered a good buy if launch price is around $2300-2400 based on competitive market analysis. Seaside Residences, a 99 year leasehold project, transacted at average of $1900psf, is located in Bayshore, right at the opposite end of East Coast.
2-bedrooms supply in the areas are very limited with healthy take up rate for developer sales. At the time of writing, there's only last three units available in The Line @ Tanjong Rhu from 1.66M up, and last two units left with Amber 45 from $1.76M.
Moreover, One Meyer has an edge over The Line @ Tanjong Rhu and Amber 45, the un-obstructed sea view. With that in mind, it makes even more sense to invest in One Meyer should launching price be in the same range.
Taking stock of the upcoming new launches in 2019, One Meyer being one of the lowest land price project, will be able to offer investors pricing advantage over other projects. And in terms of closeness to MRT & town, panoramic sea view, One Meyer also stands out strongly among all.

Some thoughts on One Meyer
1. Being a small condo project means One Meyer will not get to include fancy mega facilities that other bigger projects offer, notably The Waterside and The Belvedere nearby.
2. Although many prestigious educational institutions can be found near One Meyer, unfortunately none of them are within 1km radius.
3. One Meyer has good attribute for rental because of readily available good schools from pre-schools to tertiary institution and its proximity to downtown core area. The locality is a shoo-in for local and international families, and expats. However, with no MRT at the moment, a typical 2-bedroom unit now can only fetch around $2500/month or 2% yield, rental situation is expected to be improved when the Thomson Line is ready by 2023.
