One of the main attraction points of Pasir Ris 8 Residence is the proximity to public transports and ease of transportation. For public transport takers, the Pasir Ris MRT station is just a minute walk away and by 2030, it will become an interchange, with the new insertion of the Cross Island Line. This new line will be the longest fully underground line, serving to connect the east, northeast and west, while also linking major business and education hubs like Jurong Lake District, Punggol Digital District, Changi region and the Singapore Institute of Technology’s new campus. Also, this new line will cut travelling time to other parts of Singapore by up to 70 minutes. As for travelling by bus, it is convenient too as the condominium is integrated with the Pasir Ris Bus Interchange. Moreover, there are several bus stops around the estate too.
Driving to the Tampines Expressway (TPE) takes only 4 minutes, and it will take 7 minutes to reach Kallang-Paya Lebar Expressway (KPE), Pan Island Expressway (PIE) and East Coast Parkway (ECP). It is a lovely destination to bond with family or friends by organising activities like picnics, camping, cycling, kayaking or simply going for a stroll in the morning or after dinner. There are a number of unique playgrounds for children to play at too. Besides Pasir Ris Beach, there are many places nearby suitable for outdoor activities too. For instance, the Sungei Api Api Park, Pasir Ris Town Park and the park connectors. Upgrades and enhancements will be made at Sungei Api Api and Sungei Tampines under Active, Beautiful and Clean (ABC) Waters projects by PUB, like the landscaping of river banks, new lookout decks, shelters and seating, also, the addition of a kayak launch pontoon on the east bank of Sungei Api Api. To encourage residents to be more active, initiatives aim for most homes in Pasir Ris to be within 400m of parks or park connectors in the near future.
Great news to fishing enthusiasts, D’Best Recreation Fishing Pond at Pasir Ris Town Park is only 9 minutes walk away. There are also a few eateries, a mini-mart and a fishing tackle shop nearby. Fun fact: D’Best Fishing Pond is Singapore’s biggest saltwater fishing park.
Although Our Tampines Hub is not in Pasir Ris, it is still a great and convenient venue (12 minutes drive) for future residents to socialise, shop and dine, as it is a bustling and vibrant hub in the east. One of the most well-known water theme parks in Singapore, Wild Wild Wet, has expanded to twice its original size after the Downtown East Upgrade. It is only a 5 minutes drive away from the condominium, so future residents can easily spend a fun weekend at the theme park along with a staycation or organise a party with family or friends at the D’Resorts to take a break from the busy life.

Pasir Ris 8 Price Comparison
Comparing with it's nearby developments, Palette, D'nest and Coco Palms. In view of the 10 years longer lease and its brand new status, adding 15% premium for integrated projects, I would consider $1,500-1,600psf as reasonable price to invest into Pasir Ris 8. The recent integrated development at Buangkok, i.e. Sengkang Grand Residences had hit above $1,700psf last year.
If the developer could price the 2-bed in between $1M-1.2M, the response should be good.
