Based on its land bid price of $445.9 million or $1,129 psf per plot ratio (psf ppr), breakeven price is estimated around $1,837psf.
Comparing with it's nearby developments, especially the newer ones like Sturdee Residences & Uptown @ Farrer, adding 10%-15% premium for its mix-development attributes, I would consider $2,200 is a fair entry price for this developments.

1. Piccadilly Grand is a perfect project for investors who are looking for good rental return. Its proximity to city centre, excellent MRT connectivity and mix development status would be plus point to attract potential tenant pools from the market.
2. The supply is rather limited, as such, you might face less competition comparing with other places in the resale market.
3. Property price should be boosted by many transformations nearby, which includes Novena Health City, Rochor-Orchir Corridor, as well as Kampong Bugis Master Plan.
4. While for own stay buyers, you have to assess the environment and gauge whether it suits your lifestyle. As people do have mixed feelings towards this location.
