Kent Ridge Hill Residences Overview
The site of Kent Ridge Hill Residences previously belonged to Vista Park Condominium, which was sold to Oxley Holdings Ltd in 2017 via collective for $418 million or $1,096 psf per plot ratio (ppr), the total selling price was 19.4% higher than the asking price, of which, approximately $72 million payable to the Singapore Land Authority for a lease top-up premium, this refreshed the tenure from 66 years to 99 years.
This site measures 319,500 sqft with a plot ratio of 1.4 will be developed into a 5-story low-density condominium by 2024, this large residential compound will consist of 489 condo units and 50 Strata landed properties with full condo facilities.
Another project that developed by Oxley is The Verandah Residential, developed in 2018, the 170 units development was 100% sold within 3 month, it is located approximately 500m adjacent to Kent Ridge Hill Residential. Other recent developments launched by Oxley include Affinity at Serangoon, Riverfront Residences and Mayfair Gardens.

The site of Kent Ridge Residences is assigned to the Western region of Singapore but when you look at the map in general, it actually situated at the fringe of the core central, this 5-story luxurious development is located in District 5, 700 meters away from Pasir Panjang MRT station (CCL).
The fronted area of the development faces the South Buona Vista Road, stretching of low landed private estates to the West Coast Highway. Kent Ridge Hill Residences is sited 700m away or approximately 8mins walk from Pasir Panjang MRT station on Circle Line (CCL). According to the Land Transport Authority (LTA), a close loop extension will be completed by 2025, joining Harbour Front interchange to Marina Bay station, this means future residents will take less than 18 mins to reach Marina Bay Station, the heart of CBD. On the other side, Pasir Panjang Station is only three stops away from One North Station, and 4 stops from Buona Vista Interchange where it intersects the East-West Line (EWL).
Bus 200 along South Buona Vista Road serves commuters to Kent Ridge Bus Interchange in just 4 stops, where the National University (NUS) and Anglo Chinese Junior Collage (ACJA) are located nearby. This bus serves commuters further to One North and Buona Vista. Kent Ridge Park is the wild nature in the city with many fitness stations, rest benches, water taps and playgrounds, it offers separate biking and hiking trails that allow future residents to head to Hort Park and southern Ridge, where some of the GSW developments will take place.

Kent Ridge Hill Residences Price Comparison
In the last 2 years, nearby new launches are priced between $1700-$2,000psf. While Kent Ridge Hill is the lowest price among all, we reckon that it’s 99 year lease hold property compared to the rest freehold apartments. I would think $1,600-1700psf would be a fairer entry point here.
Resale options are very limited, especially for 3 bedrooms. Though they are cheaper in psf ($1200-1300psf), many are already 15-20 years old small apartments sitting on a small land lacking of facilities. And in terms of total price tag, they are largely in line at $1.5M-$1.8M range.
Some thoughts on Kent Ridge Hill Residences
- Kent Ridge Hill is an ideal place for own stay especially for those who like to stay in a low density environment, at the same time near to nature.
- The exclusive private enclave comes with sacrifice on amenities within comfortable walking distance. The only Pasir Panjang food centre is around 8 min walk away, while supermarkets,major shopping malls and primary schools are beyond 1km distance.
- Pasir Panjang is one of the most expensive estate in District 5, if you’re looking at cheaper options in this region, you can find it at Clementi or West Coast area, for eg. Parc Clematis($1500-1600psf) or Whistler Grand($1300-1500psf).
