The Linq Overview

The Linq is strategically located along Upper Bukit Timah Road, in District 21, also one Clementi Road away from the prime Bukit Timah district. It replaced the former Goh and Goh building. Truly, its convenient location right beside the Beauty World MRT station gives it an unrivalled advantage juxtaposed to the new developments in the Upper Bukit Timah and Hillview area. Since this development is a mixed development, it has a total of 120 residential units ranging from 1 to 4 bedrooms in 2 blocks of 20 storeys. The Beauty World MRT Station is right at The Linq’s doorsteps, bringing great convenience to future residents. Moreover, there are many interchanges nearby, the Botanic Gardens Interchange (DT, CL) is only 4 stops away, Steven, an upcoming interchange (DT, TE), is 5 stops away while Newton (DT, NS) is 6 stops away, Little India (DT, NE) 7 stops and Bugis (DT, EW) 9 stops. Other than MRT, travelling by bus is also very accessible as there are several bus stops scattered around with many bus services available.

On the other hand, drivers will enjoy easy access to major expressways. For instance, it only takes 2 minutes to reach Pan-Island Expressway (PIE), 3 minutes to Bukit Timah Expressway (BKE), and around 8 minutes to Ayer-Rajah Expressway (AYE), cutting their travelling time.

Other than the current advantages, the URA planned to enhance the connectivity at Beauty World by building an integrated transport hub, where the bus interchange, MRT station and malls are connected. More transport options are impending as Phase 2 of the Cross Island Line is expected to pass through the Bukit Timah area. Travelling time to Clementi and Jurong East will be cut short further. 

WORK

With such easily accessible public transport around, commuting to major working places is just as convenient. It takes around 20 minutes train ride to the city, 11 stations to Bayfront, 10 stations to Jurong East, and 7 stations to Buona Vista.

For those driving, an estimated 12 minutes can take one to Jurong East CBD, 15 minutes drive to Suntec City and 20 minutes drive allows you to reach Marina Bay Financial Centre or Singapore Changi Airport.

RECREATIONAL

According to the URA, the plot of land above the underground Beauty World MRT is zoned for mixed use, therefore it can be foreseen that the surrounding area of Linq will be more lively in the near future. As aforementioned, an integrated transport hub will be built just across Jln Jurong Kechil Road. Also, the former Bukit Timah Fire Station will be transformed into a visitor centre to direct the public to surrounding nature and heritage sites while the former Railway Station Staff Quarters and the Bukit Timah Railway Station will be conserved and serve as a heritage gallery, a base for community activities and also will house small food and beverage outlets.

Lastly, there are also plans for an integrated community hub, comprising a Community Club, redeveloped market and hawker centre, indoor sports hall, community library and an elderly facility, right outside the Beauty World MRT station, which is also beside Linq. These plans will boost the value of Linq in the long run and enhance residents’ lives.

The Linq Price Comparison

The former 4 storey mix use Goh & Goh ubilidng was sold enbloc for $101.5 million in May 2017. The site spans about 30, 874sqf with a plot ratio of 3.0. After factoring in all the related expense including development charge,  break-even cost works out to be $ 1,821psf.(including commercial components)

Price comparison will be made against other nearby projects within 700m radius to Beauty World MRT.

Looking at the table, prices for the nearby new projects are ranging around $1,659psf -$1,869 psf., with 3 bedroom asking from $1.66M to $2M. While most of these projects require some walk to the MRT (8-10min), The Linq would be well received if the launch price is similar or even with slightly higher premium due to its superior location and mix development attributes.
