The Lorong Puntong / Sin Ming Avenue site, a government land sale near Bright Hill MRT station, was awarded on 18 September 2026 to Eco World Development (S) Pte. Ltd. for S$208,099,000, the Urban Redevelopment Authority (URA) says. URA had estimated about 140 homes on it. There is no project name, launch date or price yet. Meanwhile the developers of the 1,268-home Thomson Reserve at Bright Hill Drive scheduled its public preview from 10am on Saturday 17 October 2026 and its sales launch for 31 October.
For buyers looking around Bright Hill, Sin Ming and Upper Thomson, that means one large launch now and a smaller project to follow on recently sold land. This page sets out what the official and developer pages say about both, and how to keep them apart in your notes.

What did URA sell at Lorong Puntong / Sin Ming Avenue?
A small residential site. URA's Current GLS Sites page lists it as 0.43 ha at a gross plot ratio of 2.8, now "Awarded", and notes it was "previously referred to as Lorong Puntong in the 1H2026 GLS Programme". The tender ran from 25 June to 15 September 2026, and URA announced the award three days after it closed.
URA's estimate of about 140 homes is a planning figure. The developer will decide the actual number and mix, and nothing published so far gives a name, a launch quarter or a completion date.
How does the land price compare with other 2026 awards?
Converted at 10.7639 sq ft to the square metre (our arithmetic), the Lorong Puntong / Sin Ming Avenue price of S$17,350.26 per sqm of GFA is about S$1,612 per sq ft per plot ratio (psf ppr). For comparison, from URA's own award releases:
- Holland Plain (12 May 2026): S$16,047.51 per sqm of GFA, about S$1,491 psf ppr, awarded to its sole tenderer.
- Bayshore Drive (20 July 2026): S$14,243.83 per sqm of GFA, about S$1,323 psf ppr, for a commercial and residential site.
A land price is what a developer paid for a 99-year lease on a site. It is a cost, not a launch price, and this page does not predict what the eventual homes will cost.
What do Thomson Reserve's developers say about timing and transport?
These are the developers' statements, from the release by UOL Group and CapitaLand Development, which name the joint venture company as Tamarind Development Pte. Ltd. with Singapore Land Group as the third partner:
- Homes: 1,268, in four 21-storey and two 30-storey towers on a 51,567 sqm site at a gross plot ratio of 2.1.
- Prices from: S$1.544 million for a two-bedroom (592 sq ft), S$2.503 million for a three-bedroom (947 sq ft) and S$3.388 million for a four-bedroom (1,238 sq ft).
- Transport: a sheltered walkway to Upper Thomson MRT station on the Thomson-East Coast Line; the release says Bright Hill station, one stop away, "will serve as an interchange" with the Cross Island Line, and that the North-South Corridor "will open progressively from 2029".
- Sales gallery: Upper Serangoon Crescent, opposite Riversails, open daily from 10am to 7pm from 17 October. The gallery is not at the site.
CapitaLand's project page still showed the status "Under Development" when we read it on 16 and 17 October 2026. The Land Transport Authority's pages could not be opened from our desk, so the rail statements above are the developers' and are unverified here.

What can a buyer near Bright Hill do now?
If you live nearby and plan to upgrade, start with what your current flat could fetch. By our calculation from HDB's resale flat prices dataset on data.gov.sg, resales registered from July to September 2026 had these medians: in Bishan, S$750,000 for 4-room (60 resales), S$961,500 for 5-room (38) and S$1,277,500 for executive flats (18); in Ang Mo Kio, S$620,000 for 4-room (64) and S$995,000 for 5-room (35). Our HDB resale prices guide explains how much of a sale price reaches the next purchase.
Then a short checklist:
- Separate the two projects in your notes. Thomson Reserve has dated prices and a launch date; the Lorong Puntong / Sin Ming Avenue project has neither.
- Check schools by measurement, not brochure. Our school distance guide shows how distances are measured for Primary 1 registration.
- Test the journey you will make, on lines running today, with our commute test.
- Count the years on the lease. A lease that started on 14 July 2026 has run for more than four years by vacant possession in 2031, as our lease start date guide works through.
