This page is dated 17 October 2026 and lists six Singapore private-home projects with the stage, site and unit count that each developer’s own page or release gave when we read it that day. Three have moved in October: CDL says it began selling Lucerne Grand on 3 October; Far East’s page for The Serra Residences read “Open for sale” on 17 October, after a sales launch slated for 16 October; and Thomson Reserve’s developers say its public preview begins on 17 October, with the sales launch scheduled for 31 October 2026. Recheck the page by 31 October.

It is a record of what developers say, not a price list or an inventory feed. Where a release gives a starting price we quote it with its date; for what URA says about prices across the market, see our Q3 2026 private home prices guide. Nothing here shows which units are available, and a date in a release is a plan, not proof that something happened.

Which projects launched or previewed in October 2026?

Three, each with a dated developer release.

  • Thomson Reserve, stage as the developers word it: their release of 15 October 2026 says “Public preview of Thomson Reserve begins on Saturday, 17 October 2026 (10am). Sales launch is scheduled for Saturday, 31 October 2026.” It gives starting prices from S$1.544 million for a 592 sq ft two-bedroom unit, as at 15 October. CapitaLand’s project listing still gave the property status “Under Development” on 17 October.
  • Site and units: 1, 3, 5, 7, 9 and 11 Bright Hill Drive; 1,268 units in four 21-storey and two 30-storey towers; a 99-year lease from 14 July 2026; directly linked by a sheltered walkway to Upper Thomson MRT station on the Thomson-East Coast Line. The release expects the Temporary Occupation Permit (TOP) in the second half of 2030, and its factsheet gives an estimated vacant possession date of 28 February 2031. The factsheet names the developer as Tamarind Development Pte. Ltd., a joint venture of CapitaLand Development, UOL Group and Singapore Land Group.
  • The Serra Residences, stage as Far East words it: its release of 2 October 2026 says the public preview began on 2 October, “with official sales launch on Friday, 16 October 2026”, and gives a guide price from S$3,120 psf, with a 710 sq ft two-bedroom with study from S$2.22 million. On 17 October 2026 the banner on Far East’s project page read “Open for sale”. The Far East pages we opened that day do not say how the launch went.
  • Site and units: 7 Bassein Road, Novena, District 11, freehold; 133 units in a 28-storey tower, from two-bedroom with study to five-bedroom residences and two penthouses. The release expects TOP in the fourth quarter of 2030. The page’s legal notes, which say “Subject to change without prior notice”, name the developer as Transurban Properties Pte. Ltd. and give an expected vacant possession date of 1 September 2031 and an expected legal completion date of 1 September 2034.
  • Lucerne Grand, stage as CDL words it: CDL’s release of 16 September 2026 set previews from 18 September and sales bookings from 3 October 2026; its release of 4 October 2026 says CDL “commenced sales for the 570-unit Lucerne Grand at Lakeside Drive on Saturday, 3 October 2026”, with prices from S$1.498 million for a 624 sq ft two-bedroom unit. CDL’s newsroom had no later Lucerne Grand release on 17 October.
  • Site and units: Lakeside Drive, near Jurong Lake District and directly linked to Lakeside MRT station on the East-West Line; 570 units in five 17-storey towers. Lucerne Galleria, at Level 1, will offer a supermarket and food and beverage and retail options, CDL says. Neither release gives the tenure or a completion date.

CDL’s releases for Lucerne Grand and Newport Residences also report how many units it had sold by the end of each launch weekend. Those are CDL’s figures at one moment and say nothing about which homes remain, so this page does not repeat them; ask the developer what is available.

Which projects show a status but no recent date?

Three, on developers’ pages or in older releases.

  • Newport Residences, stage as CDL words it: CDL’s 14 January 2026 release said it would preview the project on Friday 16 January 2026, “with sales bookings starting on Saturday, 31 January 2026”, and its 1 February 2026 release said CDL “commenced sales” on Saturday 31 January. CDL’s newsroom showed nothing newer about the project on 17 October 2026, and CDL’s project site (cdlhomes.com.sg) returned “HTTP 403 Forbidden” that day, so the current stage was not verified.
  • Site and units: Anson Road, within the Core Central Region, on levels 23 to 45 of the 45-storey Newport Plaza; 246 units; the releases describe it as freehold.
  • Amberwood at Holland, status as Sim Lian words it: the project page shows “For Sale” beside “Residential”, and Sim Lian’s availability list puts Amberwood at Holland first under “For Sale”, with a post date of 14 July 2026. The page’s own text gives no preview or sales date and no tenure or completion date. Its media section reproduces press headlines that give 11 September as a preview date, with no year shown; those are media-reported, not Sim Lian’s statement.
  • Site and units: District 10, Core Central Region; 212 residences of three- to five-bedroom homes. The page lists a sales gallery along Prince Charles Crescent, “Opens Daily 10am – 7pm”. It does not name the URA land-sales site the project stands on.
  • One Leonie Residences, status as Far East words it: the project page refers to an “Upcoming Launch” and invites you to “register your interest and receive exclusive preview information”. It gave no preview, launch or completion date on 17 October 2026.
  • Site and units: 1 Leonie Hill, District 9, freehold; 25 limited-edition residences, four- to six-bedroom plus a duplex penthouse.

Our guides: Newport Residences and Amberwood at Holland; listings at Newport Residences and Amberwood at Holland.

How should I read the status words?

  • “Public preview”: in the Thomson Reserve and Serra releases, the stage before the sales launch date. Thomson Reserve’s release gives 31 October 2026 as the sales date, so our reading is that a visit before then is for viewing.
  • “Open for sale” and “commenced sales”: Far East’s banner and CDL’s release wording. Neither says which units, if any, are still available.
  • “For Sale”: a category label on Sim Lian’s pages, with the same limit.
  • “Under Development”: CapitaLand’s property status for Thomson Reserve. It sits beside a release that gives preview and launch dates, so our reading is that it describes construction, not a sales stage.
  • “Upcoming Launch”: Far East’s wording for One Leonie Residences, with no date. Registering interest is, in the page’s words, a way to “receive exclusive preview information”; our reading is that nothing on the page presents it as a booking.
  • A date in a release: a plan as at the release date. CDL’s Lucerne Grand releases show the sequence: an announcement on 16 September 2026 of bookings starting on 3 October, then a release on 4 October saying sales commenced on 3 October. For the terms used here, see our glossary.

Before you pay a booking fee for any project, our Master Plan guide shows how to check the roads around a site against URA’s proposed amendments.

How do government land sales connect to these projects?

This page tracks projects, not land. For the sites URA has open for tender and their closing dates, see our GLS tender calendar; for what URA’s 2026 awards cost per square foot of plot ratio, see our GLS tender results comparison. As the calendar notes, a tender award says which developer bought a site, not when a project will be named, priced or opened for sale.

Amberwood is the one project here that our GLS results comparison discusses: it infers that the project stands on the Holland Plain site that URA awarded to Sim Lian on 12 May 2026, and says that link is our inference, not URA’s or Sim Lian’s, because Sim Lian’s page does not name the site. We have not matched the other five projects to URA tender sites on this page.

What should I recheck, and when?

Recheck this page by 31 October 2026 and again after any launch it lists:

  • Thomson Reserve: the developers’ releases and CapitaLand’s listing from 31 October 2026, the scheduled sales launch, for a statement that sales began. We could not open the project microsite on 17 October 2026.
  • The Serra Residences: Far East’s newsroom for a statement after the 16 October sales launch, and the project page for any change to the expected vacant possession and legal completion dates, which sit in legal notes that say “Subject to change without prior notice”.
  • Lucerne Grand: CDL’s newsroom for anything after its 4 October 2026 release. We could not open CDL’s project site on 17 October 2026.
  • Newport Residences: CDL’s pages for the current stage. The newest releases we read are from January and February 2026.
  • Amberwood at Holland: Sim Lian’s page for a stated sales stage or date; its own text gave none on 17 October 2026.
  • One Leonie Residences: Far East’s page for preview or launch dates; it gave none on 17 October 2026.
  • Every project: only the developer can confirm current availability and the price of a particular unit, so ask in writing. This page is general information, not advice to buy.

Projects not listed here are not listed because we did not read a developer page or release for them on 17 October 2026, not because they are unavailable. For the wider research sequence, start under Start your research.
