Far East describes the homes as designed for couples and multi-generational families. Layouts that run up to six bedrooms make that description worth testing against real plans, especially if three generations need to share a front door without sharing every routine.

Agency websites are already circulating October preview and booking dates. Treat them as unconfirmed until Far East publishes a schedule.

What does Far East’s description establish?

The developer’s page establishes the essentials: the address, the freehold tenure, the number of homes and the range of layouts. It also names Square 2 and Velocity @ Novena Square as nearby places for shopping and dining, and describes Orchard Road as a short drive away.

It does not say which layouts will be released first, how large each type is or what the homes will cost. Nor can it tell you how a particular home will feel to live in. Those answers belong to the individual floor plan, the specification and your own time in the neighbourhood.

Can one layout serve three generations?

Treat “multi-generational” as a prompt to test, not a conclusion. Take the person whose needs are hardest to meet—perhaps a grandparent who should not share a bathroom, or an adult child who works late—and trace their day on the plan.

  • Does their room have its own bathroom, and how far is it from the kitchen and the front door?
  • Can two generations cook, eat and rest without passing through each other’s space?
  • Where does everyday storage go once display furniture is removed?
  • Which parts of the showflat reflect the actual layout, and which are optional finishes or decoration?

If mobility matters, ask about step-free routes from the drop-off point to the lift lobby and from the lift to the unit, and discuss specific requirements against the actual plan. What does freehold settle, and what does it leave open?

Freehold describes the tenure of the land. It does not describe the condition of the building in thirty years, how well the estate will be managed or what a home will be worth.

In a development of 133 homes, the cost of running shared facilities is spread across fewer households than in a large estate. That is not a reason to assume charges will be high or low. It is a reason to ask for the estimated maintenance charge for the exact unit and to read what the facilities include.

Keep tenure in its own row of your comparison. It is a genuine difference between projects, but it should not quietly outweigh a layout that does not work for your household.

Test Novena at the hours you would live there

The area around Novena station combines an MRT stop, shopping centres and a large cluster of hospitals and medical centres. Visit at the times your household would come and go: a weekday morning, an evening return and a weekend errand.

Walk from Bassein Road to the station yourself rather than relying on a “minutes” description. Note the crossings, the shelter and the route you would take in heavy rain. If a grandparent would make the journey regularly, time it at their pace.

Keep the sales gallery visit separate from this exercise. Ask Far East where the gallery is and whether the showflat represents a unit type you are actually considering.

  1. Which unit types and stacks are being released, and on what date was the price list issued?
  2. What is the floor area of the exact unit, and how much of it is balcony, air-conditioner ledge or other space you cannot furnish?
  3. What is the expected date of vacant possession?
  4. Which payment scheme applies, and what is the total price under it?
  5. What is the estimated maintenance charge for this unit?
  6. Which fittings and finishes shown in the showflat are included in the sale specification?
  7. Which way does the unit face, and what is planned around the site?
