Developers' own pages and releases give a sales gallery address for five new launches, with daily hours for four, and three of the five galleries are away from the site. Thomson Reserve's developers scheduled its public preview from 10am on Saturday 17 October 2026, with the sales launch set for 31 October; Lucerne Grand's sales began on 3 October; Far East slated The Serra Residences' official sales launch for 16 October, and its project page read "Open for sale" on 17 October; Amberwood at Holland's gallery lists daily hours; and Newport Residences' gallery hours come from a January release we have not seen updated. If you are planning gallery visits this month, budget for two trips per project: one to the gallery and one to the land.
Below are the dated details as each developer states them, what URA requires of a show unit, and a two-visit plan you can use at any gallery.
At a glance
- Thomson Reserve (Bright Hill Drive): gallery at Upper Serangoon Crescent, opposite Riversails, open daily 10am to 7pm from 17 October 2026; public preview from 17 October, sales launch scheduled for 31 October, per the developers' 15 October release.
- Lucerne Grand (Lakeside Drive): gallery along Yuan Ching Road next to Lakeside MRT station, open daily 10am to 7pm, per CDL's 16 September release; sales began on 3 October, per CDL on 4 October.
- Amberwood at Holland (District 10): "Sales Gallery along Prince Charles Crescent", "Opens Daily 10am – 7pm", and listed as "For Sale" on Sim Lian Group's page.
- Newport Residences (Anson Road): gallery along Straits Boulevard, open daily 10am to 7pm, according to CDL's January 2026 launch release; current hours not rechecked.
- The Serra Residences (7 Bassein Road): gallery at 11 Bassein Road, with previews from 2 October and the official sales launch slated for Friday 16 October 2026, per Far East's 2 October release, which gives an appointment line rather than daily hours; Far East's project page carried an "Open for sale" banner on 17 October 2026.
Which galleries are open, and what stage is each project at?
Stage words matter, so here they are as each developer uses them, with dates:
- Thomson Reserve: "Public preview" from Saturday 17 October 2026 at 10am; "Sales launch is scheduled for Saturday, 31 October 2026." The release gives starting prices: S$1.544 million for a 592 sq ft two-bedroom, S$2.503 million for a 947 sq ft three-bedroom and S$3.388 million for a 1,238 sq ft four-bedroom. A preview is for viewing; the release names 31 October as the sales date.
- Lucerne Grand: CDL's 16 September release scheduled previews from 18 September 2026, and its 4 October release says CDL "commenced sales" on 3 October. The 4 October release also reported a launch-weekend sales count; that is CDL's figure for one day and does not show which units remain or what they cost.
- The Serra Residences: Far East's 2 October release said the public preview began that day and the official sales launch was slated for Friday 16 October 2026, with a guide price from S$3,120 per square foot. On 17 October the banner on its project page read "Open for sale".
- Amberwood at Holland: Sim Lian's page labels the project "For Sale" and gives the gallery hours. Its own text gives no preview or launch date.
- Newport Residences: CDL's January release gave the gallery and hours at launch. We did not find a newer statement of hours.
A date in a release is the developer's plan at the time of writing. Phone the gallery on the day you intend to go.
Is the sales gallery at the site?
Mostly not, and that changes how you visit:
- Thomson Reserve: the gallery is at Upper Serangoon Crescent; the homes are at 1 to 11 Bright Hill Drive, according to the release's factsheet. These are different neighbourhoods.
- Lucerne Grand: the gallery is along Yuan Ching Road next to Lakeside MRT station, and CDL says the homes are directly linked to that station, so the gallery is close to the site.
- Amberwood at Holland: the gallery is along Prince Charles Crescent; Sim Lian describes the homes as being in District 10, beside the Holland Green Linear Park. The two are not the same place.
- Newport Residences: the gallery is along Straits Boulevard; CDL says the homes occupy levels 23 to 45 of Newport Plaza on Anson Road.
- The Serra Residences: Far East's release puts the gallery at 11 Bassein Road, and its project page gives the development's address as 7 Bassein Road, so the gallery is on the same road as the site.
An off-site gallery is normal. It simply means the gallery cannot show you the walk to the station, the noise at the junction or the view from the site.
What must a show unit match?
URA's buying property guidance says developers must ensure that the plans, models and show units displayed are accurate and in accordance with the approved building plans, under the Housing Developers (Show Unit) Rules. It also says the developer must give you a set of mandatory information on the project and unit before accepting a booking fee, and that the booking fee is paid for the issue of an Option to Purchase. URA's housing developers page adds that developers must submit a declaration that show units comply with those rules.
In practice, ask which fittings in the show unit are "not included" or "artist's impression", and compare the show unit's layout with the floor plan for the exact stack you are considering.

A two-visit plan for preview weekends
Visit 1, the gallery (about 90 minutes):
- Photograph the site plan and note which way your stack faces; our site plan guide explains what to look for.
- Ask for the floor plan of the specific unit with its strata area, and the dated price list if one is released.
- Write down the stage and date the sales team gives you, and who said it.
- Take our questions beyond the show flat with you.
Visit 2, the site (an hour, at the time you would commute):
- Walk from the site to the station and the nearest bus stop.
- Stand at the boundary on the side your stack would face and listen, at the time of day you would usually be home.
- Check what is next door, using our neighbourhood walk.
If you book a slot, our booking appointment guide covers what to bring. Listings for Thomson Reserve, Lucerne Grand, The Serra Residences, Amberwood at Holland and Newport Residences keep the checked details together. More on visits sits under viewings.
Common questions
When can I visit the Thomson Reserve showflat?
Its developers scheduled the public preview from 10am on Saturday 17 October 2026, at a gallery on Upper Serangoon Crescent opposite Riversails, open daily from 10am to 7pm from that date. The sales launch is scheduled for 31 October.
Where is the Lucerne Grand sales gallery?
Along Yuan Ching Road next to Lakeside MRT station, open daily from 10am to 7pm, according to CDL. Sales began on 3 October 2026.
Where is The Serra Residences sales gallery?
At 11 Bassein Road, according to Far East's release of 2 October 2026, which slated the official sales launch for 16 October and gives an appointment line rather than daily hours. The development itself is at 7 Bassein Road.
Is a sales gallery the same as the site?
Often not. Thomson Reserve's, Amberwood at Holland's and Newport Residences' galleries are away from their sites, so plan a separate visit to the land.
What must a developer give me before I pay a booking fee?
URA says the developer must provide mandatory information on the project and unit before accepting the booking fee, which is paid for the issue of an Option to Purchase.
