Thomson Reserve is the 1,268-home development that CapitaLand Development, UOL Group and Singapore Land Group are planning beside Upper Thomson MRT station. UOL has said it will be launched for sale in the fourth quarter of 2026. When we checked on 26 September, the developers had not published preview dates, prices, tenure or an expected completion date in any source we could find.

That gap matters because several agency websites already advertise preview weekends, and their dates do not agree. Until the developers publish a schedule, treat any date you see as unconfirmed.

For a household already using the Thomson-East Coast Line, useful research can start before the price list: test the journeys, decide which home sizes you need and prepare the questions a brochure will not answer.

What the developers have confirmed so far

The site is the former Thomson View Condominium, which CapitaLand Development and UOL bought through a collective sale; CapitaLand announced the collective acquisition of Thomson View Condominium in July 2025.

The published details are about scale and mix: 1,268 homes, two to five bedrooms, six towers in two heights. That is more than twice the 570 homes at CDL’s Lucerne Grand, which opens for booking on 3 October.

Scale is worth using in your research. In a development this size, the tower, stack and floor you are offered can matter as much as the project name. A two-bedroom home low in a 21-storey tower and a five-bedroom home high in a 30-storey tower are different propositions, even at the same address. The same applies to any view described in marketing material: it belongs to a particular unit, not to the whole project.

Why do preview dates differ online?

Search for Thomson Reserve and you will find websites that look official, invite you to register and name specific preview weekends. On 26 September, those sites gave conflicting dates, and we found none published by CapitaLand, UOL or SingLand.

A registration form on a marketing site may connect you with a sales agent. That is not confirmation from the developers. Before planning a visit, check the developers’ own project page, and ask whoever arranges your appointment which company they represent.

Keep one line in your notes for the launch schedule, with its source and the date you saw it. If the only source is an agency, write “unconfirmed” beside it.

How does the station link fit an ordinary week?

Upper Thomson station already operates, so you can test the rail part of a commute today. What you cannot test is the development’s own connection to the station, because the project has not been built.

Try two journeys at the times you would actually travel: the one you make most often and the one that usually causes friction. For one household that might be an office in the city and a grandparent’s flat; for another, a school run and an evening class. Note the full door-to-door time, including the final walk.

At a preview, ask to see the route from the residential blocks to the station on the site plan, whether it is sheltered and when it is expected to open. Until then, a link described in a brochure is a plan.

Questions to settle before a price list arrives

A price list answers one question. These answer the others:

  1. What is the tenure, and from what date does any lease run?
  2. What is the expected date of vacant possession?
  3. Which towers, stacks and unit types will be released at launch?
  4. What is the floor area of the exact unit, and how much of it can be furnished?
  5. Which way does the unit face, and what could be built in front of it?
  6. If a Primary 1 place is part of your plans, how do MOE’s current rules on addresses and home–school distance apply to the exact block?
  7. What is the estimated maintenance charge, and how will shared facilities be managed for 1,268 households?
