Lucerne Grand has published starting prices and a booking date: CDL says sales bookings begin on Saturday, 3 October 2026. Thomson Reserve has neither yet—UOL expects to launch it for sale in the fourth quarter of 2026. If both are on your shortlist, you are comparing a priced offer with a project whose prices, sizes and dates have not been published.
That position is common in a busy launch season, and it has no single right answer. The useful move is to compare what you can today, record what you cannot, and decide in advance what information would change your mind.
This is a research method, not a recommendation. We do not predict prices or rank the two projects.
At a glance
- Lucerne Grand (CDL): 570 homes in five 17-storey towers at Lakeside Drive, directly linked to Lakeside station on the East-West Line, with a supermarket, food and retail at ground level. Previews began on 18 September; bookings open on 3 October.

What can you compare now?
Journeys can be tested today. Both projects sit beside stations already in service, on different lines that lead to different parts of the island. The useful question is not which line is better, but which one serves the trips your household actually makes.
Consider an illustrative household: one adult works near Jurong East, the other near Orchard, and a child will start primary school in a few years. From Lakeside, Jurong East is two stops away on the East-West Line, while Orchard means a longer journey with a change of line. From Upper Thomson, the Thomson-East Coast Line runs directly to Orchard, while Jurong East is a considerably longer trip. Neither address wins in general; each suits a different week. Time both routes yourself at the hours you would travel.
Scale can be compared too. Thomson Reserve plans more than twice as many homes as Lucerne Grand. More households can mean more shared facilities and more neighbours using them, and the choice of tower and stack carries more weight. Ask each developer how facilities are distributed and which blocks are nearest the station connection.
What can’t you compare yet?
For Thomson Reserve, the missing facts are the ones that usually decide a purchase: prices, unit sizes, tenure, expected completion, the release plan and the sales gallery location. There are unknowns on the Lucerne Grand side too. A launch “from” price is the lowest announced figure for a unit type, not what the home you want costs today or evidence that it is still available. Record the exact unit, quoted price and date before placing it in a comparison.
Put the gaps in a visible column headed “unknown”. The temptation is to fill them with guesses—a rumoured price from an agency site, or an assumption that a bigger project must be cheaper. Leave them blank until an official source fills them.
Is waiting a strategy or a guess?
Waiting for Thomson Reserve buys information, not a better offer. Its prices may or may not suit you, and the unit you want may or may not be released. Booking at Lucerne Grand gives you a specific home at a known price, and starts a process with deadlines of its own.
A decision rule written in advance can help. For example: “If a Lucerne Grand unit meets our brief at a price our bank and adviser confirm we can finance, we will decide on its merits. If our commute depends on the Thomson-East Coast Line, we will wait for Thomson Reserve’s plans and prices.” Then check whether the evidence you actually have meets the rule.

A comparison sheet for a known and an unknown
Use the same rows for both projects and date every entry:
- Evidence: facts from the developer or an official source, with the date checked.
- Our journeys: door-to-door times you have tested yourself.
- The home: exact unit, layout and quoted price, or “not published”.
- Unknowns: what is still missing and who can supply it.
- Deal-breakers: anything that would rule a project out regardless of price.
