A project comparison can become a contest between the most persuasive brochures. A better exercise is to put two addresses beside the same household brief and ask what remains unanswered. Newport Residences and The Orie are useful examples because their locations and published tenure details differ.

Start with the facts the developer publishes
Newport Residences’ developer website identifies the project at 80 Anson Road with land tenure stated as an estate in perpetuity. Its published expected vacant-possession date is 1 March 2030. The sales gallery is on Straits Boulevard, so the gallery visit and a visit to the project address are different stops.
The Orie’s official website identifies its Lorong 1 Toa Payoh site and a 99-year lease commencing on 13 February 2024. It gives an expected vacant-possession date of 31 May 2030.

Put the commute on a separate page
For each address, write the journeys that matter to your household: work, caregiving, school or another place you visit often. Check the route at the times you would actually travel. Do not substitute the nearest station name for the full journey from the home to your destination.
Keep observations specific. “I checked this route at this time” is useful. “Convenient” hides too much. If you have not visited the area, label the route as desk research and note what you still want to see.
Compare an exact unit, not only a project
A project-level comparison cannot answer questions about a particular stack, floor, orientation or layout. Once an actual unit is under consideration, record its identifier and the dated plan or specification supplied. Ask which features shown in a display are included in the sale.
Use the same headings for both projects:
- Daily fit: the household requirements the location and layout must meet.
- Verified documents: unit plan, specification and source date.
- Unresolved questions: information still needed before a decision.
- Personal advice: eligibility, financing and legal questions for qualified professionals.
Avoid reducing these into one numerical score. A non-negotiable access need cannot be cancelled out by a high score for a swimming pool.
Keep price research distinct from an offer
If you record a quoted price, record the exact unit, date, scope and source. Do not place a historical transaction, a marketing “from” figure and a current unit quote in the same column as though they mean the same thing.

Leave with a better question
A productive comparison might end with “we need to test the weekday journey” or “we need the specification for this unit.” That is progress. It is more useful than declaring a winner before the missing facts have been supplied.
