How do you convert square metres to square feet?
Multiply square feet by 0.09290304 to get square metres, or divide square metres by 0.09290304 to get square feet, which is about 10.7639 square feet to the square metre. The factor comes from the international definition of the foot as exactly 0.3048 metre, so it is exact rather than an estimate. We could not open an official page stating it on 17 October 2026, so it is labelled as the international definition. The tool rounds to two decimal places: 1,000 sq ft is 92.90 sq m, and 100 sq m is 1,076.39 sq ft.
How is price per square foot worked out?
Price per square foot (psf) is the price divided by the area in square feet; price per square metre (psm) is the price divided by the area in square metres. The tool works out both from the area exactly as you typed it, not from the rounded conversion, and rounds each to the cent. Our illustration: S$1,500,000 for a home with a stated area of 60 sq m is S$25,000.00 psm and S$2,322.58 psf.
Why can two psf figures not be compared directly?
Because the figure depends on what the area counts. URA’s glossary says its median price per square foot is calculated on strata floor area for apartments and condominiums, but on land area for detached, semi-detached and terrace houses, so a condo psf and a landed psf measure different things.
Strata homes differ among themselves too. URA’s balconies, PES and PRT page says a private enclosed space and a private roof terrace form part of the private strata area sold with a unit. A URA circular of 1 September 2022 says strata area as SLA measured it “may include voids”, and that under definitions harmonised by URA, SLA, BCA and SCDF all voids are excluded from strata area for development applications submitted on or after 1 June 2023. Applications submitted before that date with planning permission keep the old definitions, so, in our reading, two launches can count an internal void, such as the open space above a double-height living room, differently.
If our 60 sq m figure leaves out a 5 sq m PES that another unit’s figure includes, enter it in the optional field. On 65 sq m the same price is S$23,076.92 psm and S$2,143.92 psf, so the stated-area figure reads 8.33% higher. Ask the developer which spaces each stated area includes before comparing; the unit comparison guide has a side-by-side sheet and keep a clear project comparison shows how to file the answers.
What does this converter not do?
- It does not know what a developer’s stated area includes, or whether a project was approved under the old or the harmonised floor area definitions.
- It gives no market prices and no typical sizes: the quick reference list is round numbers converted.
- It does not value a home or say whether a price is reasonable.
- It is for one home’s price and area, not for land prices quoted per square foot per plot ratio.
