Tengah's next round of planning changes is out for objection until late October 2026. The Urban Redevelopment Authority (URA) has proposed raising the plot ratio of land at Brickland Close from 3.0 to 4.0, to support future homes near an upcoming MRT station, and rezoning land at Tengah Central and Tengah Drive for a service road and linkway to a future public hospital. Objections close on 24 October 2026 for the hospital changes and 31 October 2026 for Brickland Close.
For anyone weighing a home in or near Tengah, these notices, together with URA's West Region plan, say more about what the town will have than any brochure. They do not say who will build the Brickland Close homes, whether they will be public or private, when, or which MRT line the "upcoming MRT station" belongs to.
At a glance
- Brickland Close (notice of 2 October 2026): part of lot MK10-05434A, from Commercial & Residential at a plot ratio of 3.0 to a maximum of 4.0, and part to Road. Objections on or before 31 October 2026, per URA's notice.
- Tengah Central / Tengah Drive (notice of 25 September 2026): land moves between Educational Institution, Reserve Site, Health & Medical Care and Road zones. Objections on or before 24 October 2026, per URA's notice.
- URA's reasons: more homes near an upcoming MRT station plus retail and community amenities for "Tengah Town residents"; and a service road and covered linkway for "a future public hospital", according to URA's list of proposed amendments (last updated 9 October 2026).
- Hospital and polyclinic: URA's West Region plan names a Tengah General and Community Hospital and lists a new polyclinic in Tengah.
- Rail: URA's West Region plan describes the Jurong Region Line as under construction and a proposed Tengah Line as under feasibility study; the pages we read do not say which line serves Brickland Close.
What is proposed at Brickland Close?
The 2 October notice proposes amending part of one lot from "Commercial & Residential Zone at a plot ratio of 3.0 (gross)" to the same zone "at a maximum permissible plot ratio of 4.0 (gross)", and rezoning another part as road. That is a one-third increase in the floor area allowed on the affected land (our arithmetic).
URA's list explains why: the amendments "support future residential developments to meet demand, enable more residents to benefit from the site's proximity to an upcoming MRT station, and provide more retail and community amenities to serve Tengah Town residents". The notice names no developer and does not say whether the homes will be HDB flats, executive condominiums or private homes, and no Brickland Close site appears on URA's list of current Government Land Sales sites (last updated 15 October 2026), which covers the sites URA sells as agent. Treat any claim that a particular condo is coming there as unverified.
What is planned for Tengah's hospital?
The 25 September notice proposes rezoning parts of two lots at Tengah Central / Tengah Drive: some Educational Institution land becomes Road and Health & Medical Care; a Reserve Site becomes Educational Institution, Road and Health & Medical Care; and some Health & Medical Care land becomes Road. URA's list says the changes are to build "a service road to serve an educational institution and a future public hospital" and "a covered linkway to serve the future public hospital".
URA's West Region plan for Master Plan 2025 (last updated 2 June 2026) describes the "Tengah General and Community Hospital" as "a new integrated general and community hospital that will serve the growing population in the West Region", and lists Tengah among the towns getting a new or redeveloped polyclinic. Neither page gives an opening date, and the Ministry of Health's pages could not be opened from our desk.
Which MRT line will serve Tengah, and when?
The official pages we could open leave this partly open. URA's Brickland Close reason refers to "an upcoming MRT station" without naming it. The West Region plan describes the Jurong Region Line, "currently under construction and ... expected to open in stages from 2027 to 2029", as serving Jurong Lake District, the Jurong Innovation District, Nanyang Technological University and Jurong Industrial Estate, and says 60,000 more households in the West will be within a 10-minute walk of a station when it opens. URA's 3 June 2026 programme release gives a later start, saying the line "will open in stages from around mid-2028". The same West Region plan adds that feasibility studies are under way for a new Tengah Line to serve Tengah, Bukit Batok, Queensway and Bukit Merah.
Neither URA page names the station near Brickland Close or its opening date, and the Land Transport Authority's pages, which would settle it, were blocked from our desk. Ask the Land Transport Authority, or check its station map, before counting on a station in your plans.

Is there private housing in Tengah?
URA has sold at least one residential site there through its own land sales, which is how private housing land usually reaches developers. Its 21 January 2025 award release records the Tengah Garden Avenue site, 25,458.4 sqm zoned Residential with Commercial at 1st Storey, awarded on a 99-year lease to Intrepid Investments, CSC Land Group (Singapore) and GuocoLand (Singapore) for S$675,000,000. The release names the site, not a project, and this page does not link it to any marketed name.
How do you object or comment, and what should a buyer do?
Both notices say certified copies can be inspected at the URA Centre, 45 Maxwell Road, and that objections or representations go in writing to the Permanent Secretary, Ministry of National Development, 5 Maxwell Road, stating the grounds. The deadlines are 24 October 2026 for Tengah Central / Tengah Drive and 31 October 2026 for Brickland Close.
For a buyer, a checklist:
- Note both proposals with their dates, labelled "proposed, not approved".
- Recheck URA's approved list for the outcome; approved changes are published there with their effective dates.
- Plan journeys on what runs today, with our commute test, and walk the area using our neighbourhood walk.
- If you are considering an executive condominium in the west, read our EC income ceiling update; for the Jurong Region Line's planned stations at Jurong East, our Jurong Lake District guide.
